Our two Housing and Finance Managers are the main contacts for residents who have tenancy and rent enquiries.

We can visit residents at home by appointment and aim to carry out at least one home visit to each property every year. Anything that you raise with the housing manager will be treated as confidential and we will only share it with other agencies with your consent.

PETS

If you wish to keep a pet you must first obtain written permission from the Society.

In certain circumstances we may not give you permission. For example, we do not allow dogs to be kept in upstairs flats that do not have direct garden access.

Conditions apply and permission to keep the animal depends on you keeping to the arrangement. If nuisance is caused to your neighbours you may be asked to find your pet a new home. Further details on pet ownership are available on request.

COMMUNAL AREAS

Residents who live in blocks of flat usually share halls and stairways and sometimes other communal areas and gardens. The Society arranges for contractors to clean shared areas and to maintain communal gardens. Residents usually pay for this in their service charge.

The Society is keen to support joint activities by neighbours on communal gardens and will often make a small contribution towards the cost of plants or equipment to encourage this. Please contact your Housing Manager if you would like more details.

CAR PARKING

Car parking spaces are sometimes provided outside blocks of flats or on estates, for the use of Residents and their visitors. Spaces are not usually allocated to individual tenants.

Car parking areas should not be used to carry out extensive repairs to vehicles or to cause a nuisance to other tenants.

We do not allow cars to be parked on our estates if they are untaxed or un-roadworthy. Our normal procedure is to serve Notice on the car then after 14 days through a contractor arrange for its removal.

There are car parking ticket schemes in operation at selected schemes which are publicised through signs. Residents are issued with permits which must be clearly displayed.

TELEVISION AERIALS

By 2012 Radcliffe needs to upgrade existing communal television aerial systems to blocks of flats to receive digital signals. At present Radcliffe’s blocks of flats have communal aerial systems which provide reception for the BBC / ITV / Channel 5 channels only. The current systems will be replaced by an integrated reception system which will offer residents the choice of both terrestrial and satellite channels.

A single satellite reception disc will serve each block with discreet external cabling. A single master socket is installed in the living room of each property to provide reception for the following:

  • Existing analogue Channels
  • Digital Freeview
  • Sky Digital and Sky +
  • DAB and FM Radio
  • High definition television

Each home is provided with a new TV outlet socket to replace the existing one. Conventional (non digital) televisions will continue to work until analogue is switched off. Residents can buy their own Freeview or Sky decoder box. Freeview offers thirty “free to air” channels without subscription and the boxes can be purchased from £30 each. The channels residents receive through the decoder depend on what they choose to pay for. Sky offer premium subscription channels from £15 per month or Freesat with 220 non subscription channels for a one off charge of £150. It is the resident’s responsibility to purchase their own TV/radio receiving equipment.

This section relates only to blocks of flats. Residents in a house with a good quality independent aerial should receive Freeview without the need to upgrade.
