Applying For Properties

The flats are let on a commercial basis to applicants who have good references for tenancy conduct and are able to demonstrate that the rent is within their means. Payment of the deposit (equivalent to one months rent) secures the flat subject to satisfactory references.

Maximum occupancy of the flats are two people.

A list is held of those expressing an interest in the flats, but given the high level of turnover in the private rented sector applicants will often have moved on by the time a vacancy arises. If it has not been possible to fill a vacancy from the list then applicants are sought through local estate agents.

Viewings are arranged by the Housing Manager, and if an applicant expresses an interest a simple form is completed.

Rent Setting

The rent level is set by reference to the local market. Currently rents are in the region of £625 per calendar month.

The tenancy agreement allows for rent increases. An annual review is carried out in February each year, with any increase being implemented from April or the anniversary of the tenancy.

Deposits & Tenancy

A deposit equivalent to one months rent plus the first months rent paid in advance are required to secure a flat. The deposit is returned when the tenant leaves the property and is subject to deductions for rechargeable repairs (ie not fair wear and tear) and any cleaning carried out.

The tenancy granted is an assured shorthold tenancy for an initial term of six months. If the tenant does not conduct their tenancy properly then two months notice will be given to end the tenancy at the end of the six month period. Otherwise, the tenancy will run on as a statutory tenancy after six months subject to two months statutory notice if the Housing Manager wishes to terminate the tenancy for any reason.
